The Owners' Story

The house is in a lovely rural setting with fields opposite and the grounds of a large country house behind. The garden is very sunny and on a beautiful day you can't ask for more. The house had four bedrooms when we bought it but we added a guest bedroom with en suite downstairs when we extended the kitchen to create a really big family room. We have glazed bifold doors between the kitchen and family room and when they're folded back you have a 50-foot long open plan space so it's wonderful for entertaining. Both the family room and the sitting room have full-height glass doors onto different parts of the garden so it's very much a house for living and entertaining outside as well as inside. Every room has something special. The study is a favourite place because it has windows on two sides and wonderful views of the fields, a perfect spot for working from home. We also built a garden room which we use as a gym – a gym with a view! – which could also become a second home office. Kimpton Bottom has its own mini-community and the whole village is a very friendly place to live. We have loved living here but our three children are grown up and we're planning to retire to the south coast. Both the house and the village are ideal for a family who want to be in the country but close enough to London – from the house you can be at Harpenden station in 10 minutes where trains take just 25 minutes to St Pancras. There are really good independent schools close by and the state secondaries in Harpenden are outstanding. The village has lots of sports opportunities and social clubs for all ages so there really is something for everyone."

Further Orchard is in Kimpton Bottom, at the western end of Kimpton, one of the most popular villages in North Hertfordshire. The house is surrounded by beautiful countryside with walks in every direction, ideal for dog owners, with bridle paths and favourite cycling routes through country lanes. The village has a pub opposite the primary school and there are several country pubs within walking distance nearby. Kimpton is a lively community with tennis and cricket clubs and a thriving amateur dramatics group and village choir.
