Plans for 43 flats and houses could be approved subject to a financial agreement.

Developers have submitted plans for 43 new homes on undeveloped land to the east of Elstree and Borehamwood railway station, adjacent to Coleridge Way and Byron Avenue.

The development will feature three blocks of flats, with 12 four-bedroom houses and three three-bedroom houses, along with two three-bed and 26 two-bed flats – with a total of 15 of the properties being used for affordable homes.

Car parking spaces on site will total 68 spaces, with 38 spaces for the flats and 30 spaces for the houses.

The plans, which were received in July, have been recommended for approval, and will be debated in an upcoming Hertsmere Borough Council planning committee meeting on Thursday, November 13.

However, the recommendation will be subject to a Section 106 agreement being issued - which means that developers must either follow set restrictions on the development or pay a sum of money to the council in order for the construction to go ahead.

If this cannot be agreed upon, the recommendation will be retracted as the development does not “adequately address the environmental works, infrastructure and community facility requirements” that would arise as a result of the development.
